Solar Power for Residential & Commercial Landlords

As a residential or commercial landlord how can you simultaniously increase the value of your investments, improve the EPC ratings of your properties and increase rental yields? One simple answer could be to include Energy Generation into the mix. Below we introduce the Solar Photovoltaic and Solar Thermal Hot Water Systems that may be most relevant to residential and commercial property owners and landlords.

Solar Balcony Solar PV Balconies: can be both retrofitted to older buildings and incorporated at the design stage for new builds. Solar PV Modules (electricity) and Solar Thermal Collectors (hot water) offer the same structural properties as safety glass and can be integrated into balconies on apartment complexes and blocks of flats.
Thin Film Photovoltaics Thin Film Photovoltaic (PV) Systems: Are best employed on properties with large flat, unobstructed roofspaces such as those found on warehouses, apartment blocks and retail units. Solar PV Cells are integrated into flexible rolls that can either be retrofitted to existing metal, ply and concrete roofs or pre-engineered off-site onto metal or ply sheets.
Solar Thermal Collectors Apartments Slimline Evacuated Tube Systems: Offer a good balance between flexible mounting, high performance and cost effectiveness when heating large amounts of hot water. Specifically designed to operate in variable climates these modular systems can be wall mounted, roof mounted and free standing.

Other Considerations

Energy Performance Certificates (EPCs): An Energy Performance Certificate is required for any self-contained residential property and any commercial building that is available to rent or buy. An EPC is a useful snapshot to buyers and tenants covering the energy efficiency of a property. As important is that EPCs enable buyers and tenants to calculate how much it is likely to cost to power and heat a property before signing the lease or contract in advance. A buildings EPC rating is vastly improved when renewable energy generating systems are integrated into the property.

Communal Lighting, Lifts and Other Electrical Services: Shared areas such as roofspaces can be employed by landlords to generate electricity for landlord services locally, for suppy to tennants and or exported for a profit.

Enhanced Capital Allowance (ECA): Investments in Solar and other renewable energy technologies are often eligable for enhanced capital allowance status on company tax returns.
